KIL 11167 & 11168, J/O of Hoi Wang Road & Hoi Ting Road, West Kowloon

The Hermitage is a composite development comprising 6 blocks of residential towers with varying heights of 43 to 53 storeys above a three storey podium. Besides shopping arcade, the podium also houses a Residential Care Home for the Elderly for 150 occupants and carparking facilities for 300 cars.

The development was in fact built on two individual adjacent lots but amalgamated into one lot for development with a total GFA of over 100,000m2. Located strategically between the reclaimed land of West Kowloon and the old Mongkok area, the development was required under the Land Lease to serve as a connecting hub with several footbridges connecting the Olympia City which was pretty outcast with the old district, and a myriad of 24 hour walkway system was built into the shopping arcades.

The project was complicated in several respects:

  • The amalgamation of sites with individual Land Lease.
  • Elements of contrasting functions with private and GIC ingredients co-existing in a restricted environment.
  • The necessity of building several connection bridges spanning across public roads.
  • The need to address the visual and ventilation concern due to its vast linear frontage and the avoidance of a wall effect.

The development was completed with great success having a staggered silhouette, several unorthodox looking footbridges and a self-contained RCHE undisturbed by the hustle and bustle of the busy shopping arcade.
